Fairhope Landing



General Policies

  • We welcome Class A & Class C Motorhomes, 5th Wheels and Travel Trailers 12 years old or newer.  
  • Fairhope Landing RV Resort is not responsible for any stolen, lost, or damaged personal property by wind, rain, fire, accident, etc.
  • Quiet time is from 10:00pm until 8:00 am. Please be courteous to your fellow guest during all hours of the day. The use of generators is not permitted. 
  • All children under the age of 13 must have adult supervision.
  • We reserve the right to refuse service to anyone.
  • One picnic table is provided per site. Please do not place grills on the picnic tables.
  • Do not hang towels, bathing suits, clothesline and/or clothes outside your RV.
  • We cannot guarantee same site extensions.
  • No big trucks, trailers or watercraft of any type on resort property.
  • We have the right to refuse continued residency to anyone who violates resort rules.
  • Open fires or ground fires are NOT allowed.
  • No smoking or vaping is permitted in Resort common areas including the pool area and dog park.  
  • Security cameras are in use in multiple areas of the Resort property for the safety and security of all. 

Firearms & Weapons

  • Guests must obey all federal, State and local laws regarding the ownership and possession of firearms. Guests may have a firearm in a locked, private vehicle in parking areas if permitted by law. Firearms are not permitted in any common areas or buildings of the Resort. 
  • The discharge of firearms of any kind- this includes BB, Airsoft, and Pellet Guns, or similar devices is prohibited. 


  • The use of fireworks, including sparklers and explosives of any kind, are not permitted under any circumstances. Failure to adhere to this policy will result in removal from the Resort without refund. 

Vehicles and Parking

  • The speed limit is 8 m.p.h. and is strictly enforced.
  • Pedestrians have the right-of-way. 
  • Two vehicles permitted per campsite other than the RV.
  • Parking permit with departure date must be always displayed on windshield of vehicles. 
  • MOTORCYCLES -Up to two complimentary motorcycles per site. All motorcycle(s) must be registered in the RV Park office.
  • No watercraft are permitted on-site.
  • No parking in the grass or on the street.
  • Parking in empty sites may create an outcome of being charged the daily rate of that site or cause said vehicle to be towed.
  • Visitors may park in the clubhouse parking lot if space is available. Street parking is not permitted.
  • Please do not let any vehicles extend out past RV site into resort road or traffic.
  • Vehicle Washing: Washing on-site is allowed. There is a $5 water usage charge for vehicles and $10 for RVs. Please pay in the Resort office before washing. 
  • The resort uses a coded gate access from 6 pm until 8 am 7 days a week. See the Resort office for additional information.

Reservation Policies


  • A
 50% Deposit will be charged to your credit card at the time of booking on all nightly and weekly reservations. Monthly reservations require a $500.00 deposit. All balances will be charged to the same method of payment seven (7) days prior to your arrival date. Guest who wish to pay their balance in cash must notify the resort office by phone at least eight (8) days before the arrival date.
  • Please 
ensure your email and contact numbers are correct on your reservation so that we will be able to reach you in the event of a non-processed credit card.
  • We
 accept Cash, Visa, Mastercard, Discover & American Express.

Cancellation Policy

  • Nightly & Weekly stays (less than thirty (30) nights): No refunds will be given on or after arrival. Cancellations made at least fourteen (14) days in advance of your arrival date will be refunded to your credit card used for your deposit payment less a $25.00 cancellation fee. Deposits will be forfeited for all reservations cancelled less than fourteen (14) days prior to your arrival date.  
  • Monthly stays (30 nights or longer): No refunds will be given on or after arrival. Cancellations made at least 30 days in advance will be refunded to your credit card used for the deposit payment less a $100 cancellation fee. Deposits will be forfeited for all reservations cancelled less than thirty (30) days prior to your arrival date. 
  •  Reservations may be rescheduled once without incurring fees if made at least fourteen (14) days in advance of your arrival date.
  • No refunds are given for early departure except under the circumstances of a government enforced evacuation due to weather.

Arrival & Departure

-IN is 2:00 pm. Early check-in may be available for $30. Please contact the resort office on the day of you arrival for availability.
-OUT is 11:00 am. Late Check-out may be available for $30. Please check with the Resort office for availability.
  • Upon
 departure, please make sure your site is clean and all your trash has been removed. Additional charges may result for sites requiring additional cleaning.
  • Maximum
 guests per site is eight (8). Additional guests are $5.00 per day per guest.
  • Visitors
: All visitors must register at the office for a Car Pass; there is a $5 per person per day fee. Your visitor may park in the clubhouse parking area or at your site if space permits. Street parking is not permitted.

Holiday & Special Events Reservations

  • No refunds are issued for reservations that includes Holidays and Special Events, Even if cancelled fourteen (14) days in advance of your arrival date.
  • Changes are not permitted to reservations that include holiday weekends; the weekends include Fridays.
  • The only permitted changes on holiday reservations are adding days and changing sites, if made at least eight (8) days in advance of your arrival date.


  • Garbage bins are provided in the fenced front parking area of the Resort Clubhouse.

Pool Rules

  • The resort pool is not heated. 
  • No Lifeguard on duty.
  • No diving.
  • Children under the age of 15 are not allowed in the pool area without an adult.
  • No pets are allowed in the pool or other common area with the exception of service dogs.
  • Babies and toddlers MUST be in swim diapers in the pool area.
  • Anyone behaving unsafe or destructively will be removed from the pool area.
  • Only bathing suits are permitted in the pool, and no cotton material is permitted (cut-offs, t-shirts, etc.).
  • No glass, pets, bicycles, or skateboards are allowed in the pool area.
  • No food allowed in pool area. Please use the covered pool porch or other designated area for all food and snacks.
  • Maximum bathing load is 67.
  • Please shower before entering the pool.
  • The pool opens at 8 AM and closes at 10 PM.
